Pawleys Island Rental Information
Upon making your reservation, a deposit request & confirmation lease will be sent requesting your advance payment. Please read the front and back of the lease carefully, sign and return one copy with your payment immediately. A personal check, money order, cashiers check or cash is requested for the 1st payment. 50% of the base rent, reservation fee , property damage protection fee, plus trip insurance, (if selected) is due in our office within 10 DAYS of booking.
If the signed copy of the lease and payment are not received within 10 DAYS, your reservation will be automatically cancelled. When making your remittance, please be sure that the name the reservation is booked under, the dates and the property name are written on your check or money order. The reservation fee covers administrative costs and is non-refundable. THE REMAINING BALANCE IS DUE 30 DAYS PRIOR TO YOUR ARRIVAL. You may pay your final payment by check or credit card. We accept VISA, MASTERCARD & DISCOVER. You will not be sent a reminder, so be sure to mark it on your calendar. All rentals are taxed 11%. 5% South Carolina sales tax, 5% area accommodations tax and 1% Georgetown county local option tax.

Most check-in times are between 4:00 & 6:00 PM. Most check-out times are 10:00 AM. Please check your confirmation lease very carefully for these times! Please do not request an early check-in. Our housekeeping needs all of the turn around time to prepare the property for the next guest. If you car is parked in the driveway before check-in, it may delay the cleaning and inspection of your rental property, subsequently delaying your check-in. Most houses rent Saturday to Saturday and most condominiums rent Sunday to Sunday. Your assistance in leaving the property and completing the CHECK-OUT PROCEDURES is greatly appreciated. A listing of the check-out procedures will be included in your key packet at check-in. Important Note: Furniture in each unit has been placed by the owners. Please do not rearrange the furniture.
Properties are not to be occupied by more persons than shown in the brochure and on your confirmation lease. (Children under 2 are not included in this number).
Accidental Damage Waiver
James W. Smith Real Estate Co. provides you with protection against financial loss in the event “accidental damage” occurs during your stay. This program covers reported accidental damage of up to $500.00.
ACCIDENTAL DAMAGE WAIVER IS NOT INSURANCE. ADW is a mandatory, non-refundable, one time charge per reservation which covers accidental damage as long as you report it and comply with Policies and Procedures outlined in your agreement.
Examples of Covered Items
Incidental spot cleaning on furniture, bedspreads & carpet.
Broken lamp, bed frames, chair.
Stains on bedspreads.
Broken small appliances.
Examples of Items Not Covered
Intentional or malicious damage.
Excessive wear & tear.
Pet damage (in pet approved homes).
Home being left excessively dirty.
Trip Cancellation and/or Interruption (Hurricane) Insurance
After several years of Governor mandated evacuations for hurricanes, we have contracted with Red Sky to offer Travel Protection Insurance to our guests. We highly recommend this insurance. We no longer offer refunds in the event of a hurricane evacuation. Your confirmation lease includes this optional coverage. If you do not desire this protection, initial where indicated to decline coverage. This insurance can help reduce some, but not all of your risk. If you have purchased Travel Insurance, please refer to that section for information on canceling your reservation. For all other cancellations, we ask that you notify us as soon as possible. We will make every effort to re-rent the property. All monies, less 10% of the full advance rent payment and the reservation fee will be returned within 21 days after receipt of the re-booking payment. If, after diligent effort, we are unable to re-rent the property, the full advance rent payment will be forfeited. Transfers within the same property, same year are subject to the owner’s approval and a transfer fee of $25.00. Notices of cancellation must be followed up in writing. Reservations made less than 30 days prior to actual check-in require full payment. Please express mail your payment or use your credit card. Cancellations of last minute reservations will be treated as all other cancellations. Last minute openings during the summer season do happen due to emergency cancellations. Rentals for less than a week during the summer season can only be booked the Sunday afternoon of the specific week you plan to come. Call our office and we will be glad to assist you.
Maid Service and Inspector Fees
All rentals have departure maid service and an inspector’s fee included in the brochure rate. Inspectors check after each rental for damage, missing items from the unit or repairs needed. Damages caused by the renter will be billed accordingly.
When you arrive at your rental, it should be clean and ready for occupancy. If we do not hear from you within 1 hour after check-in, we presume you found it in satisfactory condition.
Linens and Towels
Some properties include linens & towels. If linens are included, the beds will be made when you arrive. Most properties do not come with linens. Linens & towels may be rented through our office. Please place your linen order at least 1 week prior to your arrival. Call our office for more information.
James W. Smith Real Estate Company has a handful of rentals that are handicap friendly. Some are equipped with an elevator or ramp. None of these rentals are completely ADA approved. When calling, please inform your reservationist if you have any special needs. We will be happy to assist you.
All Rentals are Non-Smoking
Minimum Age Limit for Renters is 25
No House Parties
Should a house party occupy a rental, they will be asked to leave. No refund will be given. We reserve the right to refuse/refund a deposit, refuse admittance and/or discontinue occupancy if, in our opinion, the tenant is detrimental to the property.
Absolutely No Pets Unless Marked “Pet Friendly”
If a pet is discovered ON a property not designated as a pet friendly property, the tenant will be asked to leave, no refund will be given and there will be a MINIMUM charge of $300 for carpet cleaning and flea control. The tenant is responsible for any and all pet damages.
Penalty cost will increase to current market cost if the owners have family members with allergies. Removing allergens from a property involves significantly more time, effort, equipment and supplies. The cost to you will not be marked up. You will pay exactly what the vendor’s invoice states as due to them.
Recreational Vehicles and Fireworks
No motorcycles, boats, campers, motor homes or fireworks are allowed in some areas. Call our office if you have questions concerning this.
Check-out procedures are also listed on the information sheet located on the refrigerator of each unit. We ask that you please complete the following checklist upon check-out:
- Wash all dishes and put away in cabinets
- Strip all beds and replace bedspreads
- Leave ALL MATTRESS PADS on the beds
- Remove all foods from the refrigerator
- Put all trash into outside trashcans
- Lock all doors and windows.
- Return keys and rental linens to the office. There is a $10 fee charged for each key not returned.
